Strata Site Questionnaire

for Electrical Planning Report

‍What is this for?


‍Electric Asset Inc. has been authorized by your strata to provide an electrical planning report (EPR) for the building(s) in your strata. An EPR will analyze the existing electrical power distributions in your building(s) to estimate their current power capacity and their power capacity after potentially adding future heat pumps and/or electric vehicle car chargers for each residential unit. The report will also look at some potential energy saving strategies and the electrical capacity required to convert gas equipment to electric.


‍Why is an EPR required?


‍In May 11, 2023, the government of BC passed legislation to enable strata corporations to more easily install electric vehicle (EV) charging. As of December 6, 2023, the strata act regulations now specify the process for strata corporations to approve EV charging and require strata corporations, with five or more units, to obtain an electrical planning report required by the following dates:


‍    * By December 31, 2026 for strata corporations located in the following areas:

‍        - Metro Vancouver Regional District

‍        - Fraser Valley Regional District

‍        - Capital Regional District (excluding the Gulf Islands)

‍    * By December 31, 2028 for strata corporations located in all other areas of BC.


‍Are we required to do any upgrades?


‍No. The strata is not required to proceed with any upgrades for heat pumps, EV charging or energy saving strategies listed in the report. This report simply gives the strata the information it requires to make an informed decision if they wish to proceed with any upgrades and if the upgrades are even possible with their current electrical power capacity.


‍Who is involved and what is the process?


‍Electric Asset Inc. has a contract with your strata to provide an EPR and is your trusted partner in navigating the complex world of Electric Vehicle (EV) charging infrastructure. Electric Asset has years of experience in providing electrical planning reports, EV Ready reports, EV installations, and helping stratas apply for potential government rebates.


‍Electric Asset sub-contracts the production of EPRs to EVE Design Ltd., an electrical engineering firm specializing in producing EPRs. EVE Design Ltd. will arrange a site tour with the strata’s site contact, produce the EPR and issue it to Electric Asset. Electric Asset will then issue the EPR and any other contracted services to the strata.


‍What will be looked at on site?


‍The EVE Auditor will require access to the following areas as applicable to your site:


‍    - All electrical rooms and electrical closets

‍    - Mechanical & boiler rooms

‍    - Parkades

‍    - Roof (for condo buildings only if safe access, flat roof, and mechanical equipment are on the roof)

‍    - Amenity or clubhouse buildings

‍    - Communication/Telephone rooms (if telephone equipment is not located in the main electrical room)

‍    - Typical suite (Access to at least one suite will be important)


‍Sometimes it is not possible to get access to a typical suite. In such circumstances, the EVE site auditor will question the strata site contact on the typical electrical equipment in a suite.


‍The EVE site auditor will only visit areas that the auditor deems safe to enter. The auditor will only note information that is visually observable and will not be opening up panel boards or switches unless they have hinged covers on them and are meant to be opened such as panel board covers or breaker covers.


‍If the strata or strata’s site contact has physical electrical drawings of the site, the EVE site auditor will need to take photos of these drawings.


‍Safe Access


‍It is very important that safe access to the common service rooms and areas listed above is provided to our site auditor when they visit your site. Sometimes access cannot be provided due to the following reasons:


‍    - Service rooms are locked and keys, access codes or access cards are not available

‍    - Access to service rooms are covered with plant growth or obstructions and are inaccessible

‍    - Service rooms have items stored in them blocking access and/or vision to the equipment

‍    - Access to the service rooms is unsafe

‍    - Other reasons preventing access to the service rooms


‍Please coordinate safe access to all the service rooms and equipment prior to our site auditor’s visit to ensure the above conditions do not occur. Note that any additional site visits that are required due to the conditions listed above will require additional fees to the strata. Please do not confirm booking dates for site audits until the service rooms and their equipment can be safely accessed.


‍Why do I have to fill out this questionnaire?


‍This questionnaire is designed to confirm various information about the site. In our experience, getting this information from the strata’s site contact at the project start is invaluable as it can clear up any misunderstandings prior to our site visit.


‍If there is some information that you simply don’t understand or don’t know, leave it blank and EVE Design will confirm the information when they are on site. EVE Design’s site auditor may have additional questions for the strata’s site contact when they are on site.


‍Who do I contact if I have questions or concerns?


‍All questions should be directed to Sanjay Maharaj at Electric Asset Inc. at sanjay@electricasset.com. The site auditor that EVE Design sends to your site will not be able to answer your questions.


‍Building Types


‍There are four questionnaires you can select based on the type of buildings in your strata:






















Condominium Building

Is typically a multi-level residential building with condo units and potentially townhouse units attached to the building. Condo buildings have shared hallways and spaces and may also have retail spaces. The common property is owned by the strata corporation.

‍Townhouse Complex - Is typically townhouse units grouped into multiple buildings. Each townhome would have direct access to the exterior. The common property is owned by the strata corporation.

Commercial Complex - Is typically commercial, retail or light industrial buildings where each unit has an owner and the common property is owned by the strata corporation.

Bare Land Strata - Is typically subdivisions where individual houses are on separate strata lots but the common property is owned by the strata corporation.

** IMPORTANT ** We cannot book a site tour until the questionnaire is completed. Please complete the questionnaire as soon as possible to avoid delays.
